Why we write these
Ontario publishes discipline decisions, but they are written for lawyers and buried in PDFs. Most buyers and sellers never read one until it is too late. The Mustafa Zia decision is a good teaching case because the sellers did nothing unusual: they answered a flyer, trusted a professional, signed what they were given, and were rescued only because their lawyer read the file. Each guide takes one duty from that case and turns it into something you can check.
